  • Utility Services

    ELECTRICITY

    Electricity is payable by each homeowner according to the meter reading installed in every unit. Readings are done monthly in arrears and your consumption is billed to your levy account each month.

    WATER

    Water is payable by each homeowner. The water bill is unit specific and billed per the individual meter reading, except in the case of some of the Apartments, where a collective water reading is taken for each block of Apartments and divided pro rata per Apartment size in square metres.

    REFUSE

    Refuse is removed daily by the VMA, with the costs covered by the monthly levy. Refuse removal takes place once a day, seven days a week. In the interest of keeping Seychelles clean please ensure all garbage is packed into bags before placing in the bins. For any other waste removal, homeowners can contact the VMA, who will be glad to be of assistance for an additional fee.

    GAS

    Gas bottles can be purchased and refilled anywhere on the main island of Mahé in any number of shops or petrol stations. The closest outlet is the Victoria Petrol Station.
  • Maintenance

    EPV / BUGGIES

    The EPV (buggies) come with a one year guarantee against any factory defaults. The VMA provides a facility where the buggies can be serviced or repaired if broken. This facility is run by the maintenance team and invoices for buggy services will be charged on levy statements. The VMA provides a free buggy cleaning service should an owner require this.

    Please ensure buggy tyres are kept inflated and battery water is checked regularly. Always keep buggies in a clean and sound state of repair and keep on charge at your unit when away.

    MOORING

    A monthly service charge of $70 per month (subject to change) is charged to cover cleaning and maintaining of the moorings by the VMA from the date that practical completion of the mooring is issued. This amount is charged to the owner's levy accounts on a monthly basis. In addition a once-off amount of $ 210 is charged to each owner as a service charge deposit on practical completion/transfer of ownership. The service fee includes maintenance and insurance for the boardwalk, pontoon, bollard and services supplied as well as any harbour dues charged.

    APPLIANCES

    All appliances, including all kitchen equipment like the oven, hob, fridge, dishwasher, washing machine and dryer as well as the barbeque do come with guarantees, which will cover any factory fault within reason. After the specified period any repair to any appliance falls under the homeowner’s responsibility. The VMA will of course help to sort out the problem at an additional cost to the owner.

    AIR CONDITIONING

    All homes come fully equipped with air conditioning units. The maintenance of these units is the responsibility of each homeowner; however the VMA will assist with all repairs of faulty units for an additional fee. The VMA also provides an air conditioning servicing facility. Air conditioners should be serviced every six months. It should however be noted that all air conditioning units do come with a 1-year guarantee.

    Air-conditioning units have to have the filters cleaned every six months and should be run for 2 hours per week to ensure good maintenance. The VMA are happy to assist with this at an additional fee.

    POOL

    In order to keep private pools clean and presentable at all times in relation to the standards presented by the rest of Eden Island, all pool cleaning and maintenance will be done by an outsourced company contracted to the VMA and charged to individual levy accounts. Charges are based on the size of each individual pool.

    GARDENING

    The maintenance costs of all communal areas are included in the monthly VMA general levy. All private gardens that are maintained by the VMA landscaping team are charged at an additional cost.  This will be included on your monthly levy statements. Some homeowners would no doubt like to do some gardening themselves and endemic plants can be purchased from the nursery through the VMA reception. Please however keep the Landscaping Guidelines in mind when gardening, as these must be followed at all times.

  • Facilities

    Clubhouse

    The Eden Island Clubhouse is complete with Fitness Centre, petanque court, tennis court, lounge and swimming pool. There is also a children's swimming pool and play area. Private functions can be held at the clubhouse, but prior arrangement with VMA is essential and a breakables deposit is payable. The VMA reserves the right to approve or decline such requests.

    Fitness Centre

    Whether you are already in a healthy gym routine or whether you’re about to begin, the Eden Island Fitness Centre will help you reach your goals. Opening hours are Mon – Fri 7:00am – 6:45pm and weekends 8:00am – 12:00pm and most public holidays. Trained staff at the Fitness Centre will be happy to help you with questions you may have or assist you with your training programme.
  • Marina

    The private marina is governed by the ‘Mooring Areas and Waterways conduct rules’ and the ‘Berth Lease Agreement’.


  • Tidal Levels and Basin Depths

    Herewith an explanation of the terms used relating to the above and what it means in practical terms.

    The tidal range around Eden Island is extremely SMALL in comparison to other parts of the world and as such does not result in any major navigational problems for skippers of vessels wishing to navigate around our waters. The variance in the height of tide is roughly 1 meter above or below the average Mean Sea Level.

  • Vehicles

    Parking

    In terms of the sales agreements with homeowners, access to a covered parking bay is provided to each owner. This parking is currently provided in the parking garage that has been built next to the VMA Workshop. These bays are not dedicated bays but the VMA has decided, at it's discretion, to allocate bays on a temporary basis to those owners or residents who have a car. This is to assist with the management of the parking garage space as many people do not have cars. The VMA reserves the right to change the allocation of bays at any stage. Please contact the VMA to arrange a parking disc, which will allow you access into the parking garage. As Eden Island is a motor vehicle-free zone, only buggies are permitted to drive on the pathways of Eden Island. 
Special parking bays for buggies are available at all public facilities on Eden Island. All homeowners also have an undercover buggy parking bay as part of their home.

    Car Rental

    There are a number of car rental companies in Seychelles. To hire a car you will require a valid driver’s licence.     Taxi Fares

    It has been reported many times that taxi drivers are charging exorbitant rates to visitors seeking transportation using private taxis.

    The Seychelles Taxi Operators Association (STOA) have confirmed that the standard rate to be charged from the Airport to Eden Island is Rs350. If you are charged anything above this, please ask for a receipt and you can log an official complaint at This email address is being protected from spambots.     The preferential tariffs will include the driver waiting for you with your name on a placard at the airport at the arrival terminal instead of at the taxi bay at the airport. To make use of this service you must make your booking through the VMA call centre This email address is being protected from spambots. You need JavaScript enabled to view it. and provide your flight details and arrival information. You may compare the two price list and decide if you wish to make use of the preferential rates that has been agreed by a group of taxi drivers or take one from the taxi bay at the airport. Please note that not all taxi drivers are part of the STOA and/ or part of the preferential package deal list, therefore prices may differ if you take any taxi at the taxi bay. This was done to try and help residents obtain better prices for fares charged by taxi drivers. A copy of the STOA tariffs is also posted at the VMA reception.
  • Furnishings

    Eden Island Home offers a comprehensive service with regards to furnishing your entire home. Purchases of individual stock or replacement items will soon be available too.   • Insurance

    Blanket cover building insurance is facilitated by the VMA on your behalf and premiums will be charged to each homeowner's levy account. The exact amounts are calculated in proportion to the size of the homes based on whether the owner decides to insure for replacement value or market value.

    
Short term insurance is currently handled by SACOS for the VMA. Contents can also be insured through SACOS. The VMA has also procured competitive rates concerning all vehicles, household items and jewellery on behalf of our homeowners.

    The VMA team will assist with claims but each owner should deal directly with SACOS to follow up on any claims made.

  • Postal Service

    The VMA does provide a postal collection service for all residents on Eden Island, which is included in the monthly levies. The Post Box number for the Village Management Association is as follows:

  • Internet

    Homeowners now have a choice between installing a wireless connection in their homes, or buying a 3G card. Internet services are also available through Cable and Wireless and Intelvision.

    DSTV Multichoice from South Africa offer satellite television. Homeowners can apply directly through the Multichoice outlet in Victoria or the VMA can assist. Prices vary according to the viewing package and decoder you choose. We suggest that homeowners wanting to make use of this service contact us well in advance of their intended arrival date as the process can often be quite lengthy.   • Housekeeping

    As a homeowner one could opt to keep your home clean yourself, bring in your own housekeeper, hire a housekeeper or you can make use of an independent housekeeping service. The VMA can provide you with reputable company names who offer a comprehensive cleaning, laundry and management service to ensure your home is kept clean. Please contact the VMA to arrange this service for you. If you would like to make use of your own housekeeper, please obtain police clearance for them and contact the VMA for the necessary documentation that will need to be completed for them to be granted access to the village.


  • Security

    Security within the Eden Island Village as well as in the commercial areas of the marina is manned 24 hours a day. There is only one road access point to the island via land over Eden Bridge which is monitored by CCTV camera. The VMA village is fitted with a biometric system to access the village. Please ensure that you have been registered on the biometric system to enter the village, with regular patrols and CCTV cameras adding another layer of security to the island. All homes are connected to the VMA and security forces via an intercom phone in case of an emergency.

    Alarms are also fitted to many units and are available to be fitted to others should owners require this.

Rentals & Resales


Rentals

Eden Island Development Company has established a Rental Pool on Eden Island and has obtained the necessary licence to rent out properties on behalf of homeowners either on a short or long term basis.  The business is named Eden Island Luxury Accommodation.  If you are looking to rent out your unit on Eden Island, please contact Eden Island Luxury Accommodation. 

In terms of the laws of Seychelles, foreign owners may not rent out their properties privately without a licence.  It is critical therefore that all owners who rent out their units register these with the Luxury Accommodation team who will also assist with registering your unit for payment of the required taxes.  The company charges an administration fee as well as manages the mandatory government tax which is paid over to the relevant government department.

Resales

As it is currently laid out in the terms of agreement, a homeowner can look at selling his or her property, but not prior to transfer of the property into his/her name. VMA has an approved set of standard sales documentation that the homeowners should use when selling their properties to ensure that all their rights and obligations as a homeowner are duly transferred to the new purchaser.  If you require further information please email This email address is being protected from spambots. Eden Island's duly appointed sales agent, Eden Island Real Estate (Seychelles) Limited, will take a mandate to sell an owner's property should they so wish.  In this regard, the Village Management Association must also consent to a sale to ensure that all levies have been paid, competing sales agents aren’t displaying unattractive ‘For Sale’ signboards all around the island and that a similar contract is used in terms of the requirement of the Government of the Seychelles.
